When is my rent due?
Rent is due on the 1st of each month and is late after the 5th. A 5% late fee will be assessed at that time or as outlined on the lease. Please refer to the lease on your tenant portal for your exact payment details.
How can I pay my rent?
You can pay your rent the following ways:
- Pay on tenant portal with a credit card, ACH or recurring payment
- Mail or bring a check by our office, must be received by our office by the 5th of the month to avoid late fees. If a check is returned for Non-Sufficient Funds checks will no longer be accepted and a fee will be added to your account.
- Bank draft (as long as it makes it to our office by the 5th of the month)
- Cash is not accepted
Do you allow pets?
No Pets Allowed except properly documented service animals and ESA*
*Subject to current laws of FHA and ADA compliance.
Do I need renter’s insurance?
Renter’s insurance is required for the benefit of the tenant. Please refer to the lease for details.
How much is the security deposit?
The security deposit is equal to one month’s rent. In certain circumstances, this deposit can be increased to two month’s rent per NC law.
What types of Renter's Insurance is required?
We require the tenant to maintain renters general liability, loss of use, and personal property coverage. Please refer to your lease for the detailed specifics on each properties tenant insurance requirements.
What are the requirements for renting?
- Credit Score is a minimum of 650.
- Applicants must make a total combined income that is equal to 3.5 times the rental amount. (Example – Monthly rent of $1,800 must be $6,300 or higher). Proof of income will be required from your current employer.
- No pets allowed in Rentals Clean Rental History
- Criminal and Financial Background screening will be done at completion of application
What are the move-in procedures?
- Once approved Tenant will receive an electronic welcome letter with TWA, RmResident App, utility, etc. information
- Paying: Security Deposit and Rent
- Provide proof of insurance coverage per the terms of your lease
- Provide proof of utilities in tenant’s name
- Electronic lockbox key pick up
- Come to the office to pick up a welcome packet(basic reference sheet for fridge) and the ancillary keys

- Have tenant complete RentCheck move-in inspection
What is RentCheck?
We’re excited for you and your new home! Before you start moving in your personal belongings, we just need you to follow the following 3 steps:
- Download the RentCheck App (available either on Android or Apple)
- Complete your Move-in inspection with your provided access code
- Submit your report within 3 days of your lease signing date
The photos taken within your report need to be free of any furniture, boxes, or personal items to ensure accurate documentation of the status of your new home.

What about residential insurance?
It is a requirement of Residential Tenants to hold a personal renter’s insurance policy which includes both a personal property protection and a General Liability protection. Below is standard information to share with the insurance company to ensure proper coverage. Please Refer to your lease documents for full terms of insurance requirements. Any discrepancy between the lease and this statement the lease takes precedent.
Tenant shall, at Tenant’s sole cost and expense, purchase and maintain a standard form of renter’s insurance to insure all of his personal property located or stored upon the Premises against the risks of damage, destruction, or loss resulting from theft, fire, storm, and all other hazards and casualties. Such insurance should prudently be in an amount equal to the replacement value of the property insured and should be issued with a carrier licensed and admitted to do business in the State of North Carolina with a minimum A.M. best rating of A-VIII. Tenant further agrees to purchase and maintain a minimum of $100,000 Limit of Liability insurance to protect itself and the Landlord(s) against all perils of whatsoever in nature; including, but not limited to, fire, smoke, explosion, water damage, backup or overflow of sewer, drain or sump; and to name Landlord as Additional Insured to the policy (“Required Insurance”).
Tenant must furnish evidence of Required Insurance prior to occupying the premises.
If the policy lapses during the tenancy, a third party(LeaseTrack) will place a general liability policy on the landlord’s behalf, which will cost $20.00 a month, typically higher than standard renter’s policies.
This forced GL policy will not provide protection to the tenant, so in order to receive protection, the tenant would have to reinstate their own renter’s insurance or purchase coverage from LeaseTrack, at which time the forced GL policy will be removed.
Where do I get my keys?
Keys will either be provided in a lockbox at the property with a code provided by Princeton Management or it may be necessary for the tenant to come by our office in person to pick them up.
Maintenance
How do I submit a maintenance request?
All notices must be submitted in writing with a signature and sent to our email address: propmgmt@princetonmgmt.com.
How do I submit a maintenance request?
All maintenance requests have to be submitted over our online tenant portal. If there is an afterhours or weekend emergency please call our office at 704-799-9645 and submit a maintenance request on the tenant portal.
Where do I submit Maintenance Requests?
Maintenance should be submitted on the tenant portal.
Do we repair garbage disposals?
We do not repair garbage disposals. If they require maintenance we remove them from the property. Please ensure if you have one that you maintain it to ensure you keep access to it.
What is an emergency maintenance issue?
Emergency maintenance issue is anything that threatens the tenants immediate safety or may damage the property.
Property Inspections
How often are property inspections done?
The frequency of property inspections may vary by property and property type, as well as required by the lease or insurance provider. Tenant’s that have a maintenance issue or a violation may experience more frequent inspections.
Why do we do property inspections?
Property inspections are required by the insurance company to maintain proper coverage for the property.
How do we do property inspections?
Property inspections are either done by a member of Princeton Management’s staff or can now be completed using the RentCheck tenant inspection app. You will be notified regarding which method will be requested and when.
Miscellaneous
How much notice am I required to give?
Usually, a 60 day notice is required, however you will have to refer to your lease for exact terms.
Where do I find the HOA Guidelines for my neighbourhood?
They are provided on the website for your review.
Do residents have access to community amenities?
Yes, community amenities can be reserved/accessed by communicating with the HOA over your subdivision.
Broker Commissions
Brokers need to provide a W-9 for their agency in order to receive their commission. Commission is paid once the first month’s rent and the security deposit are collected.
